Terms of Service
The agreement behind a booking: how the price is set, what happens if plans change, what we will and will not clean, and where a dispute would be heard.
Who these terms are between
These terms are the agreement between you — the person who books a clean — and Metro Detroit Maids (“we”, “us”), a residential cleaning business serving Wayne, Oakland & Macomb County, Michigan.
Booking a clean, or letting us into the property to clean it, means you accept these terms. If you are booking for a household you do not live in — a landlord, an agent, a family member — you confirm you are allowed to authorise the visit.
Whoever books is the person we bill and the person we answer to. If someone else is going to be at the property, tell us in the booking notes.
Booking, quotes and price
All bookings and all prices run through BookingKoala, our booking platform at metrodetroitmaidsllc.bookingkoala.com. The price it shows you before you confirm is the price. There is no second calculator on this site and no separate quote by email.
The quote is built from the service you pick, the square-footage band of the home, the number of bedrooms and bathrooms, the frequency, and any extras. The “from $166” figure quoted around this site is a Basic Clean, one-time, at the smallest square-footage band — a real starting price, not an average.
The quote assumes the home is in a normal lived-in state. If what we find is materially different from what was booked — a move-out job booked as a maintenance clean, a home that has not been cleaned in a year, an occupied home booked as empty — we will call you before starting, tell you the revised price, and you can approve it, reduce the scope, or cancel that visit at no charge. We do not re-price a job after the fact without telling you.
Recurring plans
Cleans can be booked one-time or on a repeating schedule: Weekly, Every Other Week, Every 4 Weeks. A recurring plan is not a contract term — there is no minimum number of visits, no signup fee and no cancellation fee for the plan itself.
You can change the frequency, skip a visit, pause, or stop entirely from your account, by email, or by phone. Stopping is as easy as starting, and takes the same channels — if you booked it online you can end it online. Changes take effect from the next visit that is more than 24 hours away.
Where a recurring rate is lower than the one-time rate for the same home, it reflects the schedule. Skipping so many visits that the schedule stops being a schedule may move the job back to the one-time rate; we will tell you before that happens, not on the invoice.
Cancelling and rescheduling
Cancel or move a visit with at least 24 hours' notice and there is no charge. Inside 24 hours we have already committed a cleaner and a slot that cannot be re-sold, so a late-cancellation fee may apply.
Being locked out counts as a late cancellation. If the cleaner cannot get in, waits 30 minutes and cannot reach you, the visit ends and the fee applies. The fix is almost always in the access section below.
Any fee is shown to you before it is charged. If we have to cancel — illness, weather, a vehicle — we will tell you as early as we can, and you are never charged for a visit we did not make.
Access, keys and alarms
You choose how we get in: someone home, a lockbox, a door code, a key left somewhere, or a key held by us. Whichever it is, it goes in the booking notes so the cleaner has it before they arrive.
- Keys we hold are held only on your written instruction, are tagged by reference rather than by address, and are never copied. Ask for them back at any time and you get them back.
- Tell us the alarm code and how to arm and disarm it, or turn the alarm off for the visit. We are not responsible for a false-alarm call-out charge caused by instructions we were not given.
- Tell us about dogs. A cleaner may decline to work in a room with a loose animal that is not comfortable with them, and that is not a refused service.
- We need running water and electricity at the property. Without them the job cannot be done and the visit counts as a late cancellation.
What we need from you
Cleaning is faster and better on clear surfaces. You do not have to tidy for us, but time spent moving your belongings is time not spent cleaning.
Please put away cash, jewellery, medication, firearms and anything irreplaceable before the visit. Tell us in the notes about anything fragile, antique, unsealed stone, or any surface that must not meet a particular product.
Parking matters in a lot of Metro Detroit neighbourhoods: if the property needs a permit or a specific spot, say so in the notes.
What we do not do
We clean homes. Some things are a different trade, a different licence or a different insurance policy, and we will not take them on:
- Biohazards — blood, bodily fluids, needles, animal waste beyond an ordinary pet accident, or a home affected by illness requiring specialist decontamination.
- Mould remediation — we clean ordinary bathroom mildew. We do not remediate mould growth, and we will tell you if what we find looks like a job for a remediation contractor.
- Pest infestation — including flea, roach or rodent treatment or clean-up. A visit may be stopped and rescheduled if an active infestation is found.
- Exterior work — outside windows above ground level, gutters, roofs, siding, garages, decks, patios and yards.
- Post-construction and hoarding conditions — drywall dust, renovation debris and extreme-accumulation clean-outs.
- Anything unsafe — climbing above a two-step stool, moving furniture that takes two people, handling chemicals we did not bring, or working around exposed wiring, pests or a smoke-filled room.
We also do not do laundry beyond what is booked, dishes beyond the Dishes extra, or pet and child care.
If the clean is not right
Walk the house. If something was missed or is not to standard, tell us within 24 hours of the visit — email info@metrodetroitmaids.com or call (313) 307-3327, and say which rooms and what. A photo helps.
We come back and re-clean those areas at no charge, normally within a few business days. That is the remedy we offer, and we offer it first because a re-clean fixes the actual problem.
If you would rather we did not come back, tell us and we will resolve it as a credit or a refund of the affected portion instead. After 24 hours a house has been lived in, so re-cleans outside that window are booked as new visits.
Damage, breakage and liability
We are careful, and things still occasionally break. Report damage within 48 hours of the visit so we can look at it while the facts are fresh. We will repair the item, replace it, or reimburse its fair market value — our choice, in that order.
Not covered:
- Pre-existing damage, wear, or an item already loose, cracked or failing.
- Items of unusual value that were not put away or flagged — artwork, collectibles, heirlooms, electronics left on wet surfaces.
- Damage caused by a product you asked us to use, or by a surface treatment we were not told about.
- Surfaces already compromised: unsealed stone, worn finishes, failing grout, peeling paint or veneer lifted by ordinary cleaning.
Except where the law does not allow it to be limited, our total liability for any claim connected to a visit is capped at the amount you paid for that visit, and we are not liable for indirect or consequential losses — lost income, lost rent, missed sale deadlines. Nothing here limits liability for death or personal injury caused by our negligence, or for fraud.
Payment
Payment is taken by card through BookingKoala, processed by Stripe. Card details go to Stripe; neither this website nor the cleaner at your door ever handles a card number. The Privacy Policy sets out exactly what we can see.
If a card is declined we will let you know and ask for another. Repeated failed payment pauses a recurring schedule until it is settled. Chargebacks raised without talking to us first are still just a cleaning problem with a bank attached — email us and we will almost always fix it faster.
Hiring our cleaners
We recruit, train, insure and schedule our cleaners, and it costs real money. Please do not hire or engage someone introduced to you through us — directly or through anyone else — while they work for us or within 12 months of their last visit to your home. If you would like a particular cleaner more often, ask us: we will usually just schedule it.
Photographs
Cleaners may photograph work areas before and after a visit for quality control. We only publish a photograph — on this site or on social media — where you have agreed to it, and we frame out anything that identifies you or the address. You can withdraw that agreement at any time by emailing info@metrodetroitmaids.com, and we will take the image down.
This website
The text, photographs, layout and code of this site are ours, and the name and logo are our marks. You are welcome to read, print and share pages. You may not copy the content wholesale, scrape it, or use it to represent another cleaning business.
Do not attempt to break, overload or gain unauthorised access to the site or the booking platform, and do not submit false bookings.
What we promise, and what we do not
We promise to send trained cleaners who work to the checklist for the service you booked, and to put it right if they do not.
Beyond that, and to the extent the law allows, the service and this site are provided as they are, without implied warranties of merchantability or fitness for a particular purpose. Cleaning does not restore worn finishes, remove permanent staining or etching, or guarantee a particular inspection or walkthrough outcome.
Governing law, venue and disputes
These terms are governed by the laws of the State of Michigan, without regard to its conflict-of-laws rules, because that is where the work is done.
Talk to us first. Email info@metrodetroitmaids.com with the problem and what you want done about it, and give us 30 days to resolve it. Nearly everything ends here.
If it does not, any dispute goes to the state or federal courts located in Michigan, and both of us consent to that venue. Either of us may instead bring a qualifying claim in a Michigan small claims court, which for a household cleaning dispute is usually the faster and cheaper route. Claims are brought individually, not as part of a class action.
Nothing in this section takes away a right you have under Michigan consumer protection law.
Changes, and the rest
We update these terms as the service changes. The version and date at the top of the page say which version you are reading; the terms in force for your clean are the ones published when you booked it. Material changes are emailed to active customers before they take effect.
If a court finds part of these terms unenforceable, the rest stays in force. Not enforcing something once does not waive it. These terms, plus the Privacy Policy and what you agreed to in the booking, are the whole agreement between us.
